Pressure Washing in Pasadena, TX

Humidity is hard on the outside of a house. Through a long Pasadena summer, the shaded north side of a home goes green with algae and mildew, the driveway turns gray and black under the trees, and fences and patios grow a slick film you can feel underfoot. Every spring the live oaks coat cars, walks and window sills with yellow pollen, and homes near Highway 225 and the plants along the channel pick up a fine dust that dulls siding and glass. Rust-colored stains from iron in sprinkler water mark brick and concrete, and acorns and leaves leave tannin spots on the drive. None of it is a structural problem, but it makes a well-kept house look neglected, and the slick walks are a real slipping hazard after a rain.

We match the pressure and the method to the surface. Concrete drives, walks and patios get a surface cleaner that lifts grime evenly without leaving stripes. Brick, painted trim, vinyl and fiber-cement siding get a lower-pressure wash with a mildew cleaner that does the work so the water doesn't have to, which protects mortar joints, paint and caulk. Wood fences and decks get a gentle wash that brightens the boards without furring the grain. Before we start, we close windows, cover outlets and fixtures, and wet down or cover plants near the work, and when we're done, we rinse everything off so no cleaner is left behind on beds or lawn.

What this covers

  • Driveway and sidewalk cleaning
  • Patio and pool deck washing
  • Low-pressure brick and siding wash
  • Mildew and algae treatment on shaded walls
  • Wood fence and deck brightening
  • Rust and tannin stain spot treatment
  • Porch, entry and walkway cleanup
  • Plant protection and full rinse-off
A note from around here: Brick ranch homes shaded by big trees in Golden Acres and Deepwater collect mildew on the north walls, and the long driveways and pool decks in the newer homes off Fairmont Parkway and Bay Area Boulevard are among the most common requests we get.

How a pressure washing visit usually goes

Walk and Plan

We look over each surface, note stains, soft wood or loose mortar, and agree on exactly what gets washed.

Protect the Area

Windows are closed, outlets and light fixtures covered, plants wetted or covered, and cars and furniture moved clear.

Treat and Wash

Mildew cleaner goes on walls and wood at low pressure, while concrete gets an even pass with a surface cleaner.

Rinse and Review

Everything is rinsed thoroughly, plants are washed off again, and we walk the results with you before packing up.

Timing makes a difference here. The best window is usually late spring, once the live oak pollen has finished falling, so you aren't washing yellow dust off the house twice. A second wash in the fall can clear summer mildew before the holidays or before listing a home for sale. Homes in La Porte, Shoreacres and Seabrook, close to the bay, also pick up a salty film that is worth rinsing off windows, light fixtures and metal railings now and then. And after a hurricane or tropical storm, a wash takes off the mud and debris splashed onto walls, walks and fences, which makes it easier to see if anything was actually damaged.

What shapes the price in Pasadena

Pressure washing cost depends on how many surfaces you want cleaned, how large they are and how heavy the buildup is. A single driveway and front walk is a fairly quick job. Adding the back patio, the pool deck, the fence or the whole house exterior adds time, and two-story walls need more ladder and setup work. Thick mildew under trees, rust from sprinkler water or old oil spots on concrete may need extra treatment. Access matters too: tight side yards, steep slopes and lots of plants to protect slow things down. Bundling the drive, walks and patio in one visit is usually the best value.

Neighbors often ask

Will pressure washing damage my brick or siding?

Not when it's done right, and that means not blasting it. High pressure can etch brick, wash out mortar, force water behind siding and strip paint. We wash walls with low pressure and a cleaner that kills mildew and algae, then rinse gently. The strong surface cleaner is saved for concrete, which can take it.

How long does it stay clean?

In Pasadena's climate, mildew and algae start coming back on shaded surfaces within a year or two, faster under dense trees or on walls that sprinklers hit every day. Sunny concrete usually stays clean longer. Trimming back shrubs, aiming sprinklers away from walls and an occasional rinse all help stretch the time between washes.

Can you wash my wood fence?

Yes. Gray, green or black fence boards usually come back to a lighter, cleaner color with a gentle wash. We use lower pressure on wood so the surface doesn't splinter or fuzz. If you plan to stain or seal the fence, washing first is the right step, and we can tell you how long to let it dry.

Can you remove oil stains from my driveway?

We can usually lighten them a lot with a degreaser and a hot-water or surface-cleaner pass, and fresher stains often lift almost completely. Old stains that have soaked deep into the concrete may leave a faint shadow. You'll know what result to expect before we begin.

Do you clean roofs?

We focus on walls, concrete, fences, decks and patios. Pressure on asphalt shingles can strip the granules that protect them, so we don't use a pressure washer on roofs. If dark streaks on your shingles bother you, we can point you toward a gentle soft-wash roof cleaning approach.
